Demolition & Asbestos Removal in Charleston, SC

TSIAC International works across Charleston and the surrounding Lowcountry, handling demolition and asbestos removal for property owners, general contractors, procurement officers and municipalities. From the historic peninsula down to West Ashley and James Island, we help folks clear what needs to come down and deal safely with what's inside the walls. Whether you're planning a full teardown or a careful selective removal, we're ready to break new ground with you.

What makes Charleston properties different

Charleston is an old city, and that shapes every job we take on here. Along the peninsula — South of Broad, the French Quarter, Harleston Village, Ansonborough and Radcliffeborough — you'll find homes built generations ago, long before anyone thought twice about asbestos pipe wrap, plaster, floor tiles or lead paint. When those buildings get touched for renovation or removal, hidden hazards show up fast, which is why testing before any work starts matters so much on older stock.

The historic character also means more rules. Much of the peninsula sits under design review, and demolition or exterior work in protected districts usually involves extra permitting and oversight. We're used to working carefully in tight, historic settings where you can't just bring in a wrecking crew and swing away. Selective demolition and hand work are often the right call near older neighbors and narrow lots.

Then there's the water. Charleston's high water table, flat terrain and low elevation mean moisture is a constant — crawl spaces stay damp, slabs sit close to the ground, and seasonal flooding and tropical storms leave behind water and mold problems every year. Salt air off the harbor adds wear, and the long humid summers keep moisture issues alive. Out in newer West Ashley and Johns Island areas like Grand Oaks Plantation, Wespanee Plantation, Byrnes Downs, Avondale and The Crescent, the builds are more modern, but flooding and storm damage still bring plenty of work our way. We account for all of it when we plan a job, from how we stage equipment on a cramped historic street to how we handle debris on a wet, soft lot.

Services we offer in Charleston

  • Asbestos Removal & Testing — Sampling and lab analysis to confirm what's present, then sealing off the area, removing the material, proper disposal and air testing afterward. This is a big one in Charleston's older homes and commercial buildings. The building materials we most often find asbestos in are popcorn ceilings, floor tiles, drywall, siding, pipe insulation and roofing shingles.
  • Demolition — Structural, selective and deconstruction demolition for residential, commercial and industrial properties, using heavy equipment, hand tools and specialized machinery. No project is too big or too complex.
  • Fire & Smoke Damage Remediation — Response after a fire, including stabilizing the property, pulling out water, cleaning up smoke and soot, and repairing structural fire damage.
  • Concrete Removal & Saw Cutting — Breaking out and removing driveways, slabs, foundations and walkways with clean saw cuts, so we only take what needs to go.
  • Environmental Remediation — Addressing hazardous materials and contamination so a site is safe to rebuild on, including cleanup tied to older building materials and moisture-driven problems.

We also recycle on every project, separating wood, metals, plastics and steel to cut down on waste, and no job is too small or too large for our crew.

Local, reliable, and nearby

Being close by means we can move quickly and work around your schedule, which is a real advantage when you're dealing with a time-sensitive teardown near MUSC, a renovation by the College of Charleston, or a storm cleanup out on James Island. We cover the peninsula and the suburbs alike — from White Point Garden and the Charleston City Market down to Charles Towne Landing and over toward The Citadel — and we serve the ZIP codes across the area, including 29401, 29403, 29405, 29406, 29407, 29409, 29412, 29414, 29417, 29424, 29425 and 29492.

We're a family owned and operated outfit, and we treat your property the way we'd want ours handled. That means a thorough cleanup when we're done — foundations, trees, debris and all — so you're left with a clean site ready for whatever comes next. If you're thinking about tearing down an existing structure to begin anew, or you just need the asbestos tested before a remodel, give us a call and we'll walk you through it. We offer financing on our services, too.

Do I need a permit to demolish a structure on my property in Charleston, and can you handle that part?

Yes. Most teardowns inside the City of Charleston and Charleston County require a demolition permit, and if your home sits in a historic overlay or the Old & Historic District you may also need review before any work starts. We'll walk you through what's needed and coordinate with the local offices so the paperwork is squared away before our crew shows up. Call us at (843) 564-8790 to get started.

My house is older — how do I know if asbestos or lead is a problem before demolition?

A lot of Charleston-area homes built before the late 1970s and 80s still have asbestos in insulation, flooring or siding, plus lead paint. We take samples and send them for lab analysis first, and if anything turns up we seal the area, remove the materials safely and run post-removal air testing. Testing before you tear anything down keeps you compliant and protects your family.

We're on James Island in an HOA — can you work around neighborhood rules and schedules?

Absolutely. Plenty of neighborhoods on James Island, Johns Island and out in West Ashley have HOA guidelines on work hours, dumpster placement and site cleanup. We operate around your schedule and keep the site tidy, hauling off everything including foundations and trees, so you stay on the good side of the HOA. Let us know your restrictions and we'll plan the job around them.

How fast can you respond to fire or flood damage here in the Lowcountry?

We know how quickly storm flooding and fire damage can hit around Charleston, so we move fast to stabilize the property, extract water and start smoke and soot cleanup before the damage spreads in our humid climate. The sooner you reach us the more we can save — call (843) 564-8790 and we'll get a crew out to assess it.

How do I know what building materials contain asbestos?

The most common ones are popcorn and textured ceilings, drywall, floor tiles, pipe insulation, siding and roofing shingles — especially in homes and buildings put up before the 1980s. You can't tell by looking, so we take samples and have them tested by a lab before any work starts. Call us at (843) 564-8790 to set up testing.

I had rotting wood in my carport roof, which was like a drop ceiling with framing in between and full shingles etc. I was paranoid about termites since it's springtime and Andra and his team came out the very next day. They were on time and worked quickly and efficiently. I really appreciate how they did the demo, functionally, aesthetically and respectful. They didn't just hack away with no regard. They left the posts in a smart way and I am still able to use them in the meantime. Andra is clear with communication and also straight forward and fair with pricing. I'm glad I found them and I would definitely call them again!

Andra and his team did a phenomenal job doing an interior demo on an old house from the 1940s that my wife and I recently purchased. Throughout the entire process Andra was responsive, flexible, and fair, which made the entire process as easy as it could be. I’d recommend Andra and his team for a job a million times over.

Andre and his team demo a shed for my parents home. He showed up not on time, but AHEAD of time. He and his team took care of everything quickly and professionally. He was also available within a week of me reaching out to him! Thank you for completing this project in a timely manner.

Andra and his crew did a great job demolishing the stucco, glass, and metal panels. They were great about cleaning up after themselves as well! Highly recommend
